Masseria della Zingara is a stunning example of a traditional Pugliese farmhouse, constructed in local limestone by wealthy landowners at the beginning of the 18th century.

Lovingly and respectfully restored by its British owners, wonderful original features abound, (such as the fabulous vaulted communal rooms on the ground floor), whilst all rooms have been decorated, furnished and equipped to offer our guests every modern comfort in a simple and elegant style.

The main house has 6 bedrooms within two adjoining apartments. However, other accommodation within the grounds offer a further 3 self contained units, each with its own special character, and each sleeping 2 people. We never rent the property to more than one party to guarantee exclusivity, so you may choose just to rent the main house, or to add other units to accommodate the size and nature of your party.

Main house

The main kitchen, dining-room and two vast sitting-rooms are located on the ground floor, the kitchen leading out onto a large, shaded terrace with a lovely view over the gardens to the pool and trulli. A perfect place for those delicious barbecues and, for cooler times of the year, guests can enjoy a huge open log fire in one of the sitting-rooms.

Upstairs accommodation comprises an elegant 4 bedroom apartment and a stylish 2 bedroom apartment, linked at the rear by a terrace with sweeping views of the surrounding countryside (part of the masseria estate)

The 4 bedroom apartment has its own sitting room and well-appointed kitchen; 2 double and 2 twin bedded rooms, two of which have en suite bathrooms whilst the other two share a fabulous bathroom with shower and bath. The 2 bedroom apartment has a double and a twin-bedded room, both with en suite bathrooms, a small communal sitting-room with table and chairs and coffee or tea making facilities. All the bedrooms are spacious.

And for larger parties

The Cassetta and Annexe studio apartments both provide charming additional accommodation; they are self-contained, each with a small, well equipped kitchen. To the rear of the Annexe apartment is another little terrace with shaded seating beneath a century-old olive tree.

La Casetta

The Trullo Apartment is located down by the pool area.  It features a double bed as well as a settee and kitchen corner so that you can be a little independent.   It has a very nice shower and bathroom and opens out onto the pool terrace area with outdoor seating.  A wonderful opportunity to spend a night under the stars in a real authentic trullo.

    • The booking form asks for one person to be nominated as party leader with whom the booking will be made. We also ask that other members of the party are specified to comply with Italian law. Changes to the make up of the party must be notified but, in the case of a change of party leader, new insurance details must also be provided.
    • It should be noted that the Masseria was built in the 18th century and before safety regulations came into force. Clients should be aware that care must be taken in supervising children (in particular) since the owners cannot take responsibility for any accidents which might occur on the premises or in the grounds.
    • We cannot take responsibility for travel arrangements or travel arrangements that go wrong. Neither can we be responsible should there be no availability to travel on the appropriate day. However, in such circumstances, it is generally possible for us to arrange accommodation at extra cost in a different location either prior to, or following, the booking period.
    • Confirmation invoice will be issued on receipt of booking form, 25% deposit. The full balance of payment must be paid by the due date ie 8 weeks prior to first date of rental. If details of travel insurance and arrival time have not been entered on the booking form, they must be provided at this stage. Itineraries and all necessary details of the property will be sent to the client on full payment.
    • The party leader will be held responsible for any damage to the contents, fixtures and fittings or to the Masseria itself. The leader promises to report, as soon as possible, to the owner or his representative, any breakages or damage caused during the stay and to reimburse the owner for the cost of replacement or repair. We will request details of a credit card when the balance of the booking is made which will be retained until the conclusion of the rental period. The party leader accepts that this card may be used by Masseria della Zingara Ltd to cover the costs of any such breakage or damage.

    • All traces of pet occupation, inside and outside the property, must be removed before the party vacates the premises. Pets must not be allowed on beds or furniture and must not be left alone at any time. The owner may make an additional charge for professional cleaning after you vacate the property should these conditions not be observed.
    • We reserve the right to cancel the booking if the balance of the rental price remains unpaid by the due date.
    • Cancellation by the client
All cancellations by the client must be in writing from the person who signed the booking form. If cancellation is received 60 days or more before the first day of the booking, only the deposit will be retained. Cancellations received less than 60 days in advance will involve the following cancellation charge to be paid by the Client.
Between 59 – 30 days before the first day of the booking 60%
Between 29 – 15 days before the first day of the booking 80%
Between 14 and the first day of the booking 100%
    • Cancellation by the owners
We reserve the right to cancel a booking at any time due to Force Majeure. In such circumstances, our responsibility would be limited to either offering alternative accommodation or refunding any money paid. We would also cancel a booking if the payment terms outlined above had not been met and, in such circumstances, the cancellation fees would be levied according to the above scale.
